Specialist Disability Accommodation (SDA) is a type of housing funded by the National Disability Insurance Scheme (NDIS), designed to provide people with disabilities greater choice and control over their living arrangements. If you have specific housing needs, SDA offers the opportunity to live independently while still receiving essential support.
To ensure a smooth transition into your new home, start the SDA eligibility process at least 6–8 months in advance.

If additional evidence is needed, you may be asked to provide further details about your home and living requirements.
At this stage, you will work with your Occupational Therapist and/or clinical specialist(s) to assess your housing needs and submit a functional housing assessment report that aligns with NDIS SDA guidelines.
Once your NDIA application is approved, you can begin your tenancy application with SPG Special Accommodation. The process includes:
The timeline for this process varies but can be completed in just a few weeks, depending on your SDA funding progress with the NDIA.
Once your offer is confirmed, we’ll start preparing your home for move-in. If any customisations are included in your plan, we’ll coordinate with you and your support network to have them completed beforehand.
You’ll also receive essential documents, including your SDA housing agreement and lease, to finalise before moving in.
