How to apply For SDA Housing

Specialist Disability Accommodation (SDA) is a type of housing funded by the National Disability Insurance Scheme (NDIS), designed to provide people with disabilities greater choice and control over their living arrangements. If you have specific housing needs, SDA offers the opportunity to live independently while still receiving essential support.

Navigating SDA Eligibility with the NDIS

To ensure a smooth transition into your new home, start the SDA eligibility process at least 6–8 months in advance.

  • Begin by reviewing your NDIS funding against the criteria outlined in the NDIS access form.
  • Make sure your NDIS plan includes a housing goal.
  • Complete and submit the Home and Living Supports request form on the NDIS website for NDIA review.
  • You may need to provide additional documentation, such as reports from an Occupational Therapist or Allied Health Practitioner, to support your application.
  • If eligible, you’ll be notified of your approved funding category.

Reporting & Documentation

If additional evidence is needed, you may be asked to provide further details about your home and living requirements.

At this stage, you will work with your Occupational Therapist and/or clinical specialist(s) to assess your housing needs and submit a functional housing assessment report that aligns with NDIS SDA guidelines.

Discover Your Housing Options

Your support coordinator can now start researching and exploring housing options that best fit your needs. Additionally, they may need to submit a Change of Circumstances request and a completed SDA application to the NDIA for review.

Start Your Journey with Us

Once your NDIA application is approved, you can begin your tenancy application with SPG Special Accommodation. The process includes:

  1. Eligibility Check – Confirming you have the appropriate SDA funding.
  2. Application (Phase 1) – Understanding your specific housing needs.
  3. Application (Phase 2) – Assessing your suitability for available properties.
  4. Tenancy Offer – Receiving a conditional or unconditional offer based on your circumstances.

The timeline for this process varies but can be completed in just a few weeks, depending on your SDA funding progress with the NDIA.

Get Ready for Your New Home!

Once your offer is confirmed, we’ll start preparing your home for move-in. If any customisations are included in your plan, we’ll coordinate with you and your support network to have them completed beforehand.

You’ll also receive essential documents, including your SDA housing agreement and lease, to finalise before moving in.
